Selling your home can be a challenge at the best of times, however when you’re on a tight budget getting top dollar can often be tough. Most of the improvements that your real estate agent will suggest will set you back tens of thousands of dollars and will take weeks if not months to carry out.

So if you don’t have the spare cash to replace the kitchen or repaint the house, then here are 5 tips that will help boost the value of your home.

1. Freshen up your roof

First impressions count. When someone first drives up to your house from the street their first impression will instantly anchor a price bracket in their mind that your property is worth, so its essential that you ‘wow’ them from the very first look.

Getting your roof professionally washed is a great way to impress potential buyers. And on a sunny day it will literally make your house shine. Getting your roof washed is far cheaper than getting it painted or replaced, and it can be carried out in 1 day helping you get to market quicker.

Washing your house might sound bizarre at first, but it is the quickest and most cost effective way to make it look younger and fresher. A professional will set you back far less than the cost of repainting. Plus it can also be done in a day, (even the same day as your roof) if you get the right company to do it.

Alternatively if you're on a budget and have a water blaster then here are a few tips to help you do it yourself.

Get a petrol pressure washer - In order to remove all of the built up dirt and grime from your house you’ll need something more powerful than your electric home machine. But don’t worry you can get cheap petrol pressure washers for under $400.
The right equipment - You’ll need bleach and detergent for cleaning different areas. The bleach for mildew and the detergent for greasy, dirty areas.
The time - The first time you wash your house it's good to put the whole weekend aside. Once you get more practiced you can clean a medium sized family home in a day.



3. Clean the driveway

Oil drops, mould, ground in dirt - none of this is attractive for someone looking to buy your home, so clean it off! A hour or so with a high pressure washer will turn your tired old driveway into a sparkling corridor into your garage.

Here are a few hints in case it's not as easy as that…
Treat stubborn oil stains with petrol and wash off after 10 minutes of soaking. Repeat until completely removed.
Remove mold with bleach - Mix a mild bleach mixture with 1 part bleach and 5 parts water. Brush onto stubborn areas with a broom and leave sit for an hour before washing off.

4. Re-mulch the garden beds

Re-mulching your garden beds is the outdoors version of re-painting the walls. It gives your garden a fresh appearance, and a lease of new life.

If you want your garden to really stand out, use a fine chip pine bark mulch. It's the same stuff that is used by display home companies to make the properties stand out, and although it is slightly more expensive than other mulches, you can still freshen your entire yard for under $500.

5. Edge, fertilize and water the lawns.

Nothing makes a home more welcoming than a lush, thick green lawn. However if you don’t have a green thumb don’t worry - By following the the steps below your lawn will look amazing in only a few short weeks.

Cut regularly - The more often you cut your grass, the thicker it will become. If it's summer, trim it twice a week, or if it's winter give it a cut every weekend.
Fertilize - Use a quality golf course grade lawn fertiliser once every six to eight weeks. This will replace the minerals that have been lost from your soil, giving your lawn a bright, vibrant and deep green appearance.
Water It - Ideally you want to water your grass every second day. For the best results get a garden timer and run the sprinklers at night time. This stops it from evaporating, while also decreasing the amount of water you need to use.
Edge It- By taking an extra few minutes after you mow to edge your lawns properly, you’ll add a beautiful ‘manicured’ appearance to your garden.
